residential development site in St Albans. The borrower was an experienced
developer seeking to capitalise on the strong demand for housing in the commuter
belt around London.
GRE’s facility allowed the borrower to secure the site swiftly and progress planning
enhancements. The transaction was structured conservatively, with a focus on
protecting downside risk while enabling the sponsor to deliver value through the
planning process.
The loan was repaid in full following the borrower’s successful refinancing, with
investors receiving strong risk-adjusted returns.
