In 2021, GRE Capital provided an acquisition loan secured against a mixed-use
property in Kingston-Upon-Thames. The borrower’s business plan involved a
comprehensive redevelopment to reposition the asset as a modern, income-
generating scheme.
The loan was structured with a conservative LTV and included provisions to support
the planning and pre-development phase. GRE’s involvement allowed the borrower
to act decisively in acquiring the property and to commence preparatory works.
During the loan term, planning was successfully achieved, enabling a value uplift that
allowed repayment of the loan in full, delivering attractive returns to GRE’s investors.
