In 2021, GRE Capital structured a senior acquisition loan secured against a mixed-
use property in Covent Garden, London. The asset comprised retail on the ground
floor and offices above, located in one of London’s most prominent West End
submarkets.
The borrower was a seasoned real estate investor with a strategy to reposition the
building through active asset management, including refurbishment and reletting at
improved rental levels. GRE’s facility allowed the borrower to move quickly and
secure the acquisition in a competitive market.
During the loan term, the borrower executed the strategy successfully, enhancing
rental income and improving the capital value of the property. The loan was repaid in
full on schedule, delivering a strong return to investors.
