New Deal: EasyStorage Self Storage Facility, Park Royal

GRE Capital has recently completed a £3.23 million senior loan facility to fund the launch of a new EasyStorage site in Park Royal, London.

The 24 month senior facility supported both the purchase of containers and the full fit out of a 1.05 acre freehold site on the North Circular. Planning permission permits Use Class B8 self storage with 141 single stacked containers, an on site office, parking and secure access. The location offers strong fundamentals with high visibility and excellent connectivity to Park Royal, the A40 and the national motorway network.

The borrower, E Storage Investments Limited, a special purpose vehicle created by EasyStorage within the easyGroup, required capital to establish and operate the site directly given its prime position. With cash flow constrained during the initial lease up phase, GRE Capital structured the loan to allow partial interest roll up in the first year before moving to income servicing thereafter. A further advance was made available to complete the fit out, and the facility was secured by a first charge, debenture and share charge.

This bespoke structure enabled EasyStorage to launch a branded self storage site in one of London’s most supply constrained markets, while providing a clear pathway to investment refinance once the site is stabilised. The planning status and location ensure strong long term income potential, reinforcing GRE Capital’s commitment to structuring facilities that balance flexibility during ramp up with robust protections for sustainable performance.
